If the SH is located at one end of the property you might consider using a simple reflector a tad bigger than the SH and a few centimetres away (kitchen foil glued to or just folded around cardboard). As the problem is downstairs you'd need to angle it downwards. I'd certainly explore simple solutions before making major changes to the installation and/or spending much money. That said I gave up on my SH and use it in modem mode alongside a router.

If you do decide to go for a splitter and move your hub a cheapy off ebay would save a few coppers.
