Thanks GM you were spot on. I bi-passed the route and wired directly into the modem and now I receive between 101 - 105mbit :)

I have a Hub being delivered on a self-install but will keep the modem as back-up just in case.

As another option does anyone know a good wireless router with Gig ports?

Linksys E2000. You might think it is a bit more expensive than other router of similar spec but linksys kick ass for performance and reliability and defo out-do the shub for routing features, options and configurations.
