Virgin Media are trialling 2Gbps down and 200Mbps upload speeds in Scarborough on their recently rolled out XGS-PON network.

Customers on the trial will keep the speeds free of charge until March 15th

To offer this speed will Virgin have to play fibre to the property or will they use existing cables and just update the equipment at the headend?

The HFC/DOCSIS 3.1 is obviously far more limited to what speeds it can go to, but they have trials in the past couple of years on this network

They're already in the process of upgrading legacy areas to FTTP, which is due to be finished by 2028

Fibre to the property is a requirement of XGS-PON.
